March 19, 2006 City of Little Canada 515 Little Canada Rd. Little Canada, MN 55117 -1600 To Whom It May Concern: I am writing to request that the City of Little Canada grant the Cadman Group, Inc. (d.b.a Voyageur Motors) a conditional use permit to establish and maintain an enclosed, low - volume, internet -based used car dealership at the location of 200 Ryan Drive, Little Canada, Minnesota, 55117. Due to the nature of this business plan, the dealership will have no negative impact on the City of Little Canada and the surrounding properties. The Cadman Group, Inc. leased 1984 sq. ft. of warehouse space and 320 sq. ft. of office space at 200 Ryan Drive from R. Fischer Investments. If granted a conditional use permit, the company plans to operate out of this location by keeping vehicles stored in the enclosed warehouse space and advertising solely over the internet (e.g. Carsoup, Autotrader, Ebay, etc.). Since we plan to be a low - volume, family operated dealership, the space inside the warehouse is quite sufficient for such a business as it can hold 6 -8 vehicles. The Cadman Group has no intention of displaying or storing any vehicles on the unenclosed grounds of the location. As stated earlier, business will be generated via the internet. If a potential customer wishes to see and test -drive a vehicle, it will be by appointment only. The Cadman Group chose warehouse space based specifically on this business plan. Enclosing the vehicles and maintaining an internet based clientele will mean that we are not a "high intensity commercial use" business "relying on extensive traffic generation" per Little Canada's zoning codes 911.010 and 911.040 (H). The nature of our business will be a great benefit to the community of Little Canada as the additional auto dealership will be low- impact and low- profile. Additionally, because the company is able to keep overhead down, the customer will receive a great product at an affordable price. On the additional pages, I have included maps of 200 Ryan Drive, as well as photos of the location and the surrounding area. The photos of the location show no vehicles being displayed around the property; Cadman Group plans on maintaining that condition. Thank you in advance for your time and consideration on this matter.
