The existing attached <br />garage measures 530 square feet in area. The proposed detached garage measures <br />780 square feet in area, resulting in a total of 1,310 square feet accessory storage <br />space which would exist on the property. <br />The new garage would be located in the southeast corner of the site. The building <br />would meet the required 10 foot setbacks from the side and rear property lines. <br />As shown on the submitted site plan, the rear yard area is surrounded on the north, <br />south and east by existing vegetation. <br />Access to the proposed garage would be provided from the north via two garage doors <br />and the east via a service door. No driveway access to the garage is proposed. <br />The site plan shows a rear yard area of what appears to be more than 10,000 square <br />feet in area. As such, the proposed 780 square foot building easily complies with the <br />maximum 10% rear yard requirement for detached second garages. <br />The applicant has indicated that the proposed garage is to be finished in vinyl siding <br />which will match the existing house. In addition to matching the finish materials of the <br />existing home, it is recommended that the accessory building also match the principal <br />building in color. <br />Consisitent with ordinance with requirements, the new building should only be used for <br />the storage of personal recreational and residential maintenance equipment. The <br />building may not be used for business purposes. <br />
