• To the east is McMenemy Street. <br />• The McMenemy Street right of way is 66 feet in width, wider than the City's <br />standard residential street of 50 feet. This condition results in the majority (8 <br />feet) of the existing ten foot non - conformity. <br />• The house is a two bedroom home with a small kitchen, and no garage. The <br />addition is intended to increase the space to three bedrooms and provide family <br />dining area. <br />To consider approval of the variance, the Planning Commission and City Council would <br />need to find that the larger home is necessary to constitute "reasonable use" of a <br />contemporary single family property, and that there are no other reasonable options to <br />provide that additional space without violating other zoning standards. Planning staff <br />believes that these requirements have been met, even though the gross parcel size is <br />more than 3 acres. <br />Summary and Recommendation <br />The applicants have applied for a Conditional Use Permit and Setback Variance for an <br />addition to their legal, non - conforming single family home.
