Hanson <br />www.ci.little-canada.mn.us <br />Memorandum <br />TO: Case File Report <br />FROM: Joel Hanson, City Administrator <br />Jessica Jagoe, Code Enforcement Officer <br />DATE: May 1, 2006 <br />RE: Property Violations for <br />Fred Sedaghat, Valor Enterprises, 3167 Spruce Street <br />PIN#06- 29 -22 -21 -0007 <br />The City of Little Canada's Code Enforcement has been working with this property owner for <br />several years in regards to bringing the property into compliance. A timeline related to the <br />City's actions with this property owner is attached. Fred Sedaghat has listed himself as the <br />property owner of Valor Enterprises on the auto repair and retail sales license application forms <br />with the City. City staff conducted inspections on April 18 & 27, 2006 and the following non <br />CUP violations were present. <br />Paving — Citation #906103325 <br />Outdoor storage areas in the I -1 zoning district are required to paved with an approved material. <br />Despite demand, the storage area has not been paved. <br />Little Canada Zoning Code 914.040.D.3 1-1 Zoning Conditional Uses <br />Open and Outdoor Storage as an accessory use, provided that the storage area is paved with <br />asphalt, concrete, or other material approved by the City Council. <br />Curbing— Citation #906103322 <br />All off - street parking must have a continuous curb barrier or concrete curb stops surrounding the <br />parking area. Despite demand, this property has not established curbing around the parking <br />areas. <br />-2 <br />
