Hanson <br />As requested on May 11, 2004, staff field inspected the property at 3165/3167 Spruce Street, Valor <br />Enterprises, to identify options to drain storm water from this property. <br />The following site conditions were found (See sketch A): <br />• There is a small drainage swale located along the southern half of the west property line that is <br />connected to the drainage swale that is along the west property line of the Comfort bus property. <br />• The Valor Enterprises property has numerous low spots and is not graded very well to drain stone <br />water to the existing swale along the west property line. <br />• Valor Enterprises is parking vehicles and placing material in the existing drainage swale. <br />• A limited amount of stole,. water may enter the Valor Enterprise property for the west (St. Paul <br />Regional Water Services). <br />• It appears that the Comfort Bus swale is in need of repair (clean out of material) as there is a high <br />point in it that may restrict drainage from the Valor Enterprises property. <br />Drainage on the Valor Enterprise property could be easily improved by (See Sketch B): <br />• Valor Enterprises filling in the low areas of their property and grade (sloping) the site to the <br />west property line. <br />• Valor Enterprises extending the existing swale north along the west property line to cover the <br />entire width of the property. <br />• Valor Enterprises not park vehicles or store material in the swale area. <br />• Construct a small berm along the west property line to restrict storm water from entering the <br />property. <br />• Have Comfort Bus clean out their swale. <br />H: \GreeS \Correspondence \Greg S 2004 \Valor Enterprises.doc <br />
