The site is zoned R -1, <br />Single Family Residential. The site has an existing 700 square foot attached garage on <br />a .28 acre lot. <br />ANALYSIS <br />The applicant is proposing to construct a 748 square foot detached garage in the rear <br />yard of his property for storage. On a narrative submitted by the applicant, it has been <br />noted that no driveway is proposed to access the detached garage. An existing 700 <br />square foot attached garage is also located on the site. The Zoning Ordinance allows <br />for the construction of a second garage structure, detached accessory building, or shed <br />by Conditional Use Permit. <br />With the construction of a second garage, the applicant would have a total of 1,448 <br />square feet of total garage floor area. The ordinance allows for up to 1,000 square feet <br />of total floor area for a garage and other accessory buildings. Total floor area in excess <br />of 1,000 square feet, and not more than 1,500 square feet, is allowed by Conditional <br />Use Permit as long as the proposed structure does not exceed 10% of the rear yard. <br />The detached garage will comprise approximately 9% of the total rear yard. When a <br />Conditional Use Permit is issued to exceed one 1,000 square feet of garage and <br />accessory building area, the parcel is no longer eligible for a detached shed. <br />
