MINUTES <br />PLANNING COMMISSION <br />JUNE 8, 2006 <br />CONCEPT <br />SUBDIVISION - <br />3032, 3040, <br />3046 <br />LABORE <br />ROAD — <br />PAT JOHNSON <br />The City Planner reported that the CUP as requested meets Code <br />requirements and noted that required setbacks would be met. <br />Knudsen asked if Zewers was in agreement with the recommendations of <br />the City Planner. Zewers indicated his agreement, specifically that the <br />new garage would match the existing house and that the existing shed on <br />the property would be removed. <br />Socha asked how Zewers would access the proposed garage. Zewers <br />reported that he has no plans to install a driveway to access the garage, <br />noting that the garage would be used for the storage of lawn equipment. <br />He also indicated that he may have to remove three pine trees at the east <br />end of his property. Zewers reported that he discussed this tree removal <br />with his neighbor who has no objections. <br />Duray recommended approval of the Conditional Use Permit allowing two <br />garages (one attached and one detached) as well as total garage space of <br />approximately 1,448 square feet for 32 Maple Lane as requested by Kevin <br />Zewers subject to compliance with the recommendations of the City <br />Planner as outlined in his report dated June 5, 2006. <br />Motion seconded by Socha. <br />Motion carried 7 — 0. <br />Mr. Pat Johnson, 3032 LaBore Road, appeared before the Commission <br />requesting concept approval of a ten lot subdivision for the <br />properties located at 3032, 3040, and 3046 LaBore Road. <br />Knudsen noted the comments in the City Planner's report indicating <br />that there may be some issues with lot requirements and setbacks for <br />some of the proposed lots. Johnson indicated that he thought the lots <br />drawn on the concept plan met all the City's minimum requirements. The <br />City Planner noted that the concept plan is merely a pencil sketch and may <br />not be drawn to dimension. The Planner indicated that if the concept <br />advances to Preliminary Plat, the drawings will get more detailed. <br />Knudsen pointed out that there is a significant wetland involved with this <br />concept plat requiring a Conditional Use Permit as well as a wetland <br />systems impact plan. <br />Johnson indicated that it appears that Lot 4 proposed on the concept <br />drawing will be eliminated to address some of the concerns raised with lot <br />requirements and setbacks.
