MINUTES <br />PLANNING COMMISSION <br />FEBRUARY 9, 2006 <br />COMPRE- <br />HENSIVE <br />SIGN PLAN — <br />LITTLE CANADA <br />MALL <br />PROPERTY <br />DIVISION, <br />LOT <br />COMBINATION <br />There was no one present from the general public wishing to comment on <br />this matter. <br />Barraclough recommended approval of the property division of 3078 Payne <br />Avenue into two single - family lots as requested by Dean Paisley subject to <br />compliance with the recommendations of the City Planner as outlined in his <br />February 3, 2006 report. <br />Motion seconded by Rheaume. <br />Motion carried 6 — 0. <br />Mr. Marion Newman, Little Canada Mall, appeared before the Commission <br />requesting approval of a Comprehensive Sign Plan for the property. <br />Newman reported that he has reviewed the City Planner's report dated <br />February 3, 2006 and is in agreement with the report. <br />The City Planner indicated that given a change in tenant at the Little Canada <br />Mall, the City has asked for a Comprehensive Sign Plan for this property. <br />The Planner noted that the sign face on the pylon has already been changed. <br />The need for the Comprehensive Sign Plan is triggered because of the <br />signage change on the building is more than just a switch out of the sign <br />face. The Planner noted that City Code requires a Comprehensive Sign <br />Plan for multi - tenant properties, and such a plan has been lacking for this <br />particular property. The Planner noted that the sign changes proposed result <br />in a decrease in the amount of signage for this property. Total signage for <br />the building is well below the maximum allowed. The City Planner <br />recommended approval of the Comprehensive Sign Plan as submitted. <br />Duray asked if the signage met the City's Architectural Guidelines. The <br />Planner replied that it did. <br />Duray recommended approval of the Comprehensive Plan for the Little <br />Canada Mall as submitted subject to compliance with the recommendations <br />of the City Planner as outlined in his February 3, 2006 report. <br />Motion seconded by Rheaume. <br />Motion carried 6 — 0. <br />The City Planner reported that the City is proposing to subdivide its <br />property at 141 County Road B, Water Booster Station Site, and transfer <br />a portion of the property to St. Jude Medical for future ponding and <br />parking. The property would be combined with the St. Jude Medical <br />- 2 - <br />
