Arcade Street. The <br />property is zoned R -1 Single Family Residential. The property is 23,760 square feet in <br />total area, and the owner is seeking a subdivision that would create one additional <br />building site. There is a single family home with an attached garage currently on the <br />property. <br />In the R -1 zoning district, lots must be no. less .than 75 feet in. width, .and 10,000 square <br />feet in area. In addition, principal buildings on the property must be no less.than 7.5 <br />feet from the property line. The applicant's_ proposal shows two lots of 11,.880 square <br />feet in area, each with 75. feet. of frontage along the west side of Arcade Street.. The <br />existing home is located on the southern portion of the parcel, and setbacks would <br />appear to exceed the minimums, with both side yards being between 11 and 12 feet in <br />width. <br />The applicant is proposing to remove the existing home and construction new houses <br />on each of the two lots. There would .. appear.to..adequate area on the lots to conform to <br />the R -1 Zoning District requirements. <br />As proposed, the proposed subdivision would meet all of the requirements of the zoning <br />ordinance. The subdivision ordinance also requires that new subdivisions provide <br />drainage and utility easements along all lot lines. <br />
