February 16, 2006
CANABURY TOWNHOUSE ASSOCIATION
163 Canabury Court
Little Canada, MN 55117
City of Little Canada
515 Little Canada Road E.
Little Canada, MN 55117 -1600
ATTN: Mr. Joel Hanson
City Administrator
Dear Mr. Hanson:
This letter is in regards to a phone conversation that you had with Jim Kolasch, Board Member
of Canabury Townhouse Association in November. The subject matter concerned the possibility
of our association receiving assistance from the City of Little Canada in the replacement of our
private roadway, Canabury Court.
Canabury Townhouse Association was established in 1972. The original association began with
very modest monthly association dues. Over the years the dues remained modest which did not
allow for monies to be collected for any type of future repairs or replacements. Within the last
few years we have been able to increase the dues. The increase, of course, was too little too late.
Assessments are always an option but can be difficult for residents to pay in lump sums.
Our road has been overlaid, patched and is just worn out. The water run -off is poor which creates
even more problems, particularly in the spring. Last but not least, our roadway looks very bad,
which does not help the real - estate market value nor does it reflect well on the City of Little
Canada.
This letter shall serve as a request for the City of Little Canada to submit a request to the City
Council members to consider helping our community by taking on the project of reconstruction
of our roadway. We would like the city engineer to take charge of getting bids and following
through with the project. The Board of our association would also stay active in the process. We
hope that the cost of the project could be administered through our property tax on each of the 62
resident units. This would be paid in equal payments over a ten year period. Please consider this
request for commencement during the 2007 season. We hope that this is considered a reasonable
request to benefit our association. Please allow the city council to give their decision soon. Our
annual association meeting is April 19`h, and we would like to be able to announce the favorable
city council decision at that time.
Sincerely,
C
Carol Wiese
President of Canabury Townhouse Assoc.
