I believe the other area we talked about in this regard is the property across from <br />Parkview Court Townhomes. The challenge here is willing sellers at a reasonable price. <br />Hotel /Restaurants on Country Drive: <br />As you know, we did receive an inquiry from a company looking for a hotel /restaurant <br />site. I have not heard anything back from them after submitting our information. Regardless, we <br />could pursue this development concept on our own. However, we need the cooperation of the <br />property owner, Don Gagne. In past conversations, he has indicated that a hotel/restaurant is his <br />vision for the property. He has also indicated that he is not ready to sell his home just yet. I <br />could visit with him again and see if he wants to pursue a cooperative venture. <br />It should also be noted that this project would prove more complicated given there are <br />two other owners who may not sell willingly. If that is the case, then there may be nothing to <br />talk about. Another factor to consider is the County Drive TIF District is nearing the end of its <br />life. Decertification is required in 2017. With the lag time to get a project on the tax rolls, that <br />leaves us about eight years if a project started in 2007. <br />Renovations Along LC Road: <br />This may be one of the most viable plans of attack. Our Business Revolving Loan Fund <br />would be the best mechanism for financing improvements, assuming the building owners can <br />justify expenditures relative to cash flow. We may need to increase loanlimits to achieve <br />desired outcomes given the size of some of the buildings in question. <br />Capitol View Site: <br />I'm also throwing this action plan (see attached) into this report. I have made contact <br />with 916 and ISD #623. They own 16.3 and 8.75 acre sites. So far, I don't have any concrete <br />answers but I think our timing may be good. It may serve us well to get organized on these two <br />sites given potential future expansion by St. Jude Medical. I will report verbally on this <br />Wednesday night. <br />Property at 2966 Arcade Street <br />This has been a code enforcement site that Gordie Howe and others have Looked at for <br />possible development. There seems to be a problem between the current owners /partners as to <br />who is in control of this site. They have been cited for numerous code violations. <br />We can talk about these and other possible projects Wednesday night. <br />33 <br />
