City of Little Canada – Accessory Structure Ordinance Updates
Planning Commission Meeting – October 23, 2025
4
R-1 District
Table 904-3: Required Setbacks, Principal Structure, R-1 District
Front Side Corner Side Rear Wetland, Lake or
Storm Pond
Any Water Body
Single-Unit
Dwelling
30 1, 2, 7.5 3

20 4 40 Chapter 915
Chapters 908, 909,
910
Driveway --5,7 3 6 20 7 5 5 Chapter 915
Chapters 908, 909,
910
Attached
Deck/Porch
22 2 7.5 3 20 4 20 Chapters 908, 909,
910
1 The front setback shall be applied as a “build-to” distance except in instances of “setback
averaging” as allowed by #2, below. See Table 904-6 for garage setbacks.
2. If two or more existing houses on the same side of the block have front setbacks other than the
standard, the setbacks for the remaining lots on that side of the block shall be the average
setback of the existing houses.
3. A covered front porch or a covered front stoop, with a lateral enclosure of not more than a
balustrade, may encroach into the front yard setback by up to 6 feet.
3. Any parcel of land upon which a single-family residence was constructed prior to June 25, 1980
shall maintain a minimum 5-foot interior side yard setback for the principal building, future
attached additions to such building, and from any existing or newly created lot lines.
4. If an adjacent house has a front yard facing the side street, then the corner side setback shall
equal the front setback of the adjacent house.
5. If primary vehicle access is provided from the rear, driveways may have a zero (0) foot setback
from the rear property line. Any driveway accessing the front yard shall comply with the front
yard setback applicable to the principal structure.
6. Shared driveways may have zero (0) foot setback from the side property line subject to the
conditions outlined in Section 915.060.
7. If primary vehicle access is provided from the corner side yard, driveways may have a zero (0)
foot setback from the corner side property line. Any driveway accessing the front yard shall
comply with the front yard setback applicable to the principal struc ture.

Commented [BH2]: “Any Water Body” is the consistent
phrasing used in other chapters.
Commented [BH3]: Cites the wrong chapters that regulate
development near water bodies.
Commented [BH4]: Code says 20’ in some places and 30’
in other. PC landed on 20’ as rear setback in City was
changed in 2021 so there are many non-conforming
properties that want the option to have a deck.
Commented [BH5]: This is being resolved by the
“Attached Deck/Porch” row in the table and thus no longer
needed.
