<br />City of Little Canada – Accessory Structure Ordinance Updates <br />Planning Commission Meeting – October 23, 2025 <br />24 <br />Accessory buildings and structures shall not obstruct required off -street parking areas, <br />encroach into clear-vision areas as regulated by Section 915.030, or be placed within <br />easements unless explicitly approved by the easement holder, the Zoning Administr ator, <br />and the City Engineer. The placement of accessory buildings and structures relative to one <br />another and to the principal building shall comply with applicable building and fire code <br />separation requirements, which are typically a minimum of ten (10) fe et unless a lesser <br />distance is approved through applicable building or fire code provisions. <br /> <br />3. Measurement <br />Building height and area shall be measured in accordance with Section 918. <br /> <br />4. Structure Count <br />The number of permitted accessory buildings on a lot is limited by the applicable zoning <br />district. Pergolas, gazebos, and other roofed structures count toward this total if they are <br />detached and exceed 50 square feet. Small incidental structures under 50 s quare feet are <br />exempt from this limit. An accessory building is considered separate from another building <br />unless the two share a contiguous foundation, roof, floor, or wall system. <br /> <br />5. District Standards <br />Dimensional and placement standards for accessory buildings and structures are <br />established by the district in Chapters 904 through 907. <br />a. Residential Districts include the R-1, R-2, R-3, and R-C Districts. <br />b. Non-Residential Districts include the C-1, C-2, I-1, I-2, and P Districts. <br />c. The R-4, Manufactured Home District, has separate standards for accessory <br />buildings and structures located in Chapters 904 and 914. <br />d. Accessory buildings and structures shall conform to the standards of the zoning <br />district in which they are located, except that where a residential or commercial <br />use is legally established in a district intended for another use type, the accessory <br />building or structure shall follow the standards associated with the principal use <br />rather than the zoning district. <br />e. Where uncertainty exists, the Zoning Administrator shall determine which <br />standards apply based on the primary functional relationship of the accessory <br />building or structure to the principal use. <br /> <br />6. Design Standards <br />a. Accessory buildings and structures shall be compatible with the design, color, and <br />materials of the principal building on the lot and the general character of <br />surrounding development. <br />b. Exterior materials shall comply with the standards of Section 915.040, <br />Construction Materials, Exterior, and shall be durable, weather-resistant, and of a <br />finished quality. <br />c. Prefabricated metal sheds and similar manufactured products with a finished <br />exterior are permitted. <br />d. Unfinished metal panels, pole-type or post-frame construction, corrugated steel, <br />shipping containers, or other repurposed materials not intended for permanent <br />exterior use are prohibited for accessory buildings unless specifically approved by <br />the City as part of a Conditional Use Permit under Section 914.130. <br />Commented [BH28]: Stated so that there is no debate on <br />standards for mixed-use properties. <br />Commented [BH29]: Also important - Manufactured <br />Home Parks are regulated in two areas of our code.
