If primary vehicle access is provided from the rear, driveways may have a zero (0) foot setback from the <br />rear property line. Any driveway accessing the front yard shall comply with the front yard setback applicable <br />to the principal structure. <br />2. Shared driveways may have zero (0) foot setback from the side property line subject to the conditions <br />outlined in Section 915.060. <br />3. Driveways may have a zero (0) foot setback from the corner side property line when providing primary <br />vehicle access from the corner side yard. Driveway access from both the front and corner side yards may be <br />permitted with zero (0) foot setbacks, subject to approval by the City Engineer and Zoning Administrator <br />based on site-specific factors such as lot configuration, circulation, and pedestrian safety. Detached accessory buildings include garages, sheds, workshops, gazebos, pergolas, and other roofed <br />structures. <br />2. Structures that are open-sided or partially enclosed (such as pergolas or gazebos) are classified as <br />accessory buildings if they are roofed and detached. <br />3. Small incidental structures (≤50 sq ft) are exempt from building limits but must meet placement standards <br />(see Section 915.020). <br />4. No permanent structure (one attached to frost-free footings) shall be located in an easement unless the <br />easement is amended or otherwise allows such structures. A non-permanent structure may be located in <br />an easement but may have to be moved if the easement-holder demands. <br />5. Accessory buildings may not cause a lot or development site to exceed applicable yard, lot-coverage, or <br />impervious-surface standards established in this Code. <br />6. Conditional Use Permit (CUP) may be considered to allow additional buildings or area (see Sections <br />914.130 and 915.020). <br /> <br /> <br />Commented [BH19]: Especially on school and church <br />properties, there may be a need/desire for campus amenities <br />(pergolas, screen houses, workshops, sheds, etc.) so Staff <br />took the multi-family approach.
