<br />City of Little Canada – Accessory Structure Ordinance Updates <br />Planning Commission Meeting – October 23, 2025 <br />23 <br />Attachment C consolidates all accessory building and structure provisions under Section <br />915.020, adds new standards for Accessory Dwelling Units (ADUs) in Section 915.070, and <br />improves exterior material standards in Section 915.040. These revisions bring together multiple <br />sections of the existing ordinance into a single, coherent framework for accessory uses, <br />improving clarity for both property owners and staff. <br /> <br />The updates provide clear dimensional, design, and performance standards for accessory <br />buildings, establish a balanced approach to ADUs that supports housing flexibility while <br />maintaining neighborhood compatibility, and clarify the rather vague exterior material <br />requirements to ensure consistency across residential and non-residential districts. <br /> <br />915.020 Accessory Buildings and Structures <br />A. Purpose and Applicability <br />1. Purpose <br />The purpose of this section is to establish standards for accessory buildings and structures <br />that support the principal use of a lot while maintaining compatibility with surrounding <br />properties. These provisions ensure that accessory buildings and structure s remain <br />subordinate in scale and use, promote orderly site development, minimize adverse impacts <br />on adjacent properties, and support long -term neighborhood character while allowing <br />flexibility for property owners <br /> <br />2. Applicability <br />The standards in this section apply to all accessory buildings and structures, including both <br />attached and detached types, in all zoning districts unless otherwise specified. These <br />provisions apply in addition to the principal use and dimensional standards of each district <br />and should be interpreted in coordination with other applicable provisions of this chapter, <br />including the tables and the requirements of Chapters 904 through 907. Where an overlay <br />district imposes stricter standards, the overlay controls. <br /> <br />3. Permit Requirement <br />A zoning permit is required for all accessory buildings and structures unless explicitly <br />exempted by this section. A building permit is required for any accessory building or <br />structure with a total area greater than 200 square feet; in such cases, a separate zoning <br />permit is not required. <br /> <br />B. General Standards <br />1. Use Restrictions <br />Accessory buildings and structures must be used in a manner consistent with the principal <br />use of the lot and the applicable zoning district. Use of accessory buildings and structures <br />for human habitation, dwelling purposes, or home occupations shall comply with applicable <br />provisions of this Code . <br /> <br />2.
