Fabric or membrane-covered structures intended for the storage of salt, <br />woodchips, or similar bulk materials are permitted only in the Public district <br />through administrative review and shall be screened from adjacent properties in <br />accordance with Section 915.110. <br /> <br />C. Accessory Buildings and Structures in Residential Districts <br />1. Attached Accessory Buildings <br />Attached accessory buildings are considered part of the principal structure for all regulatory <br />purposes and are subject to the same use, dimensional, and design standards as the principal <br />structure. <br /> <br />2. Detached Accessory Buildings <br />a. Detached accessory buildings shall meet the standards of the applicable zoning district <br />in Chapter 904. <br />b. The combined footprint of all detached accessory buildings may not cover more than <br />thirty-five (35) percent of the rear yard area. <br />c. No detached accessory building shall exceed seventy-five (75) percent of the building <br />footprint of the principal dwelling . <br /> <br />3. Garage Door Limitation <br />Where garage doors are located on the building front façade of a single-family <br />dwelling, the combined width of all garage doors shall not exceed fifty (50) percent <br />of the total length of that façade. For all other residential building types, adherence to <br />this standard is strongly encouraged and may be reviewed during site plan or design <br />review to promote compatibility with surrounding development. <br /> <br />4. Attached Decks, Porches, Balconies <br />Decks, porches, and balconies attached to the principal structure are subject to the same <br />use, dimensional, and design standards as the principal structure, except where specific <br />setback provisions for such features apply. <br /> <br />5. Detached Decks, Patios, and Walkways <br />Uncovered decks, patios, or similar paved features not exceeding twenty -four (24) inches in <br />height shall meet the same setback requirements as driveway features in the applicable <br />zoning district, except that walkways providing pedestrian access to a public sidewalk or <br />building entrance may extend to the property line. Such features shall not be used for the <br />storage or parking of vehicles, shall not extend into a public street right -of-way, and shall <br />not obstruct drainage or violate clear -vision requirements under Section 915.030. These <br />features may count toward applicable impervious -surface limits. Decks or patios exceeding <br />twenty-four (24) inches in height are regulated as detached accessory buildings. <br /> <br />6. Small Incidental Accessory Structures <br />Small incidental accessory structures, such as playhouses, chicken coops, potting sheds, <br />dog houses, and similar enclosures, not exceeding fifty (50) square feet in area or eight (8) <br />feet in height, may be located in the side or rear yard. A maximum of fiv e (5) such <br />structures are permitted per lot. These structures do not count toward accessory building <br />limits but must comply with all setbacks for accessory buildings, except that Little Free <br />Libraries or similar neighborhood media exchanges may be located in the front or corner <br />side yard but not within a public street right -of-way. <br />Commented [BH30]: Existing standard <br />Commented [BH31]: New standard that Planning <br />Commission agreed to at September meeting to ensure <br />accessory remains subordinate. <br />Commented [BH32]: Discussed at the September meeting <br />to ensure that the front façade of a home was not entirely a <br />garage door.
