<br />City of Little Canada – Accessory Structure Ordinance Updates <br />Planning Commission Meeting – October 23, 2025 <br />31 <br />Attachment D updates Chapters 918 and 919 to improve internal consistency and modernize <br />key definitions used throughout the zoning ordinance. The revisions add new terms such as <br />Deck, Patio, Pergola, and Accessory Dwelling Unit, remove contradictory or redundant setback <br />provisions in Chapter 918, and clarify measurement rules. <br /> <br />These updates close interpretation gaps that have led to ambiguity in the application of setback, <br />coverage, and structure standards. They also align terminology with recent ordinance <br />amendments, ensuring consistent use of defined terms across all chapters. <br />918.040 Encroachments Allowed into Required Setback Areas <br />The following shall be considered as permitted encroachments on setback and height requirements <br />except as provided in this chapter. <br />A. Architectural Projections <br />Cornices, eaves, gutters, chimneys, flues, sills, pilasters, lintels, bay windows without <br />foundations, projecting building signs, and other similar architectural features may project up <br />to two (2) feet into a required setback, provided that such projections are at least three (3) <br />feet from any lot line and do not obstruct visibility in clear vision areas regulated by Section <br />915.030. <br />B. At-Grade Features <br />Steps, ramps for accessibility, sidewalks, flag poles, mailboxes, posts, fences, and similar <br />incidental features may be located within required setbacks, provided they do not obstruct <br />visibility in clear vision areas regulated by Section 915.030. <br />C. Service Stations and Similar Uses <br />Service station pump islands and open canopies associated with vehicle fueling or drive- <br />through facilities may be located within required setbacks, provided they meet at least the <br />minimum driveway setback applicable to the district and do not extend into a public right-of- <br />way or obstruct visibility in clear vision areas regulated by Section 915.030. <br />D. Little Free Libraries <br />Little Free Libraries or similar neighborhood media exchanges may be located within required <br />setbacks consistent with Section 915.020 but shall not be located within a public street right-of-way <br /> <br />Commented [BH54]: Current section also spoke on height <br />exceptions which is literally handled in the following section <br />(918.050).
