7. A detached accessory building located within a corner side yard may be reviewed under the side yard setback <br />standard rather than the corner side standard if both adjoining streets are local streets and the street along the <br />corner side terminates in a dead end, cul-de-sac, or right-of-way that is not actively used by through traffic. <br />Adequate corner visibility must be maintained in accordance with Section 915.030. <br /> <br />SECTION 4. Table 904-7 of the Little Canada Zoning Ordinance is repealed in its entirety. <br /> <br />SECTION 5. Table 904-8 of the Little Canada Zoning Ordinance is amended to read as follows: <br />Table 904-8: Required Setbacks, R-2 District <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />1. The front setback shall be applied as a “build-to” distance except in instances of “setback averaging” as allowed by <br />#2, below. See Table 904-6 for garage setbacks. <br />2. If two or more existing houses on the same side of the block have front setbacks other than the standard, the <br />setbacks for the remaining lots on that side of the block shall be the average setback of the existing houses. <br />3. If an adjacent house has a front yard facing the side street, then the corner side setback shall equal the front <br />setback of the adjacent house. <br />4. If primary vehicle access is provided from the rear, driveways may have a zero (0) foot setback from the rear <br />property line. Any driveway accessing the front yard shall comply with the front yard setback applicable to the <br />principal structure. <br />5. Shared driveways may have zero (0) foot setback from the side property line subject to the conditions outlined in <br />Section 915.060. <br />6. Driveways may have a zero (0) foot setback from the corner side property line when providing primary vehicle <br />access from the corner side yard. Driveway access from both the front and corner side yards may be permitted <br />with zero (0) foot setbacks, subject to approval by the City Engineer and Zoning Administrator based on site- <br />specific factors such as lot configuration, circulation, and pedestrian safety. In all cases, driveways must be <br />designed to minimize conflicts with pedestrian areas and comply with visibility and drainage standards. <br /> <br />SECTION 6.
