Building access will be limited to Metro Transit staff only and will be controlled by a <br />card reader and key pad. <br />With an approved variance, this building location will significantly reduce impacts to the north <br />slope of the City’s pond by allowing the structure to sit farther north in a flatter portion of the <br />parcel. Alternatively, if the setback requirements are required to be met, the structure would <br />need to be moved 8 feet south into the pond slope and would require significant grading and <br />potential retaining wall construction within the pond footprint. The preferred building location <br />maintains an 8-foot sidewalk between the structure and truncated domes on the platform , which <br />meets accessibility requirements. <br />Summary <br />The G Line North Operator Facility will provide restroom and break facilities for Metro Transit <br />bus operators. The building is proposed to be located on Market Place Drive on a parcel owned <br />by the City of Little Canada. A variance from the City’s required building setbacks is requested <br />to allow the building to be located with a two-foot setback from the north property line. The <br />variance would reduce impacts to the City’s existing drainage pond and would not negatively <br />affect the use of the street right-of-way next to the building. <br />The G Line project team is committed to working with the City of Little Canada to ensure the <br />proposed building design meets all applicable requirements. The proposed location and <br />associated variance request appear to offer the best solution for both the City and Metro Transit, <br />and we respectfully request the City’s approval of a setback variance for the building. <br />
