With an approved variance, this building location will significantly reduce impacts to the north slope of the City’s pond by allowing the structure to sit farther north in a flatter portion of the parcel. Alternatively, if the setback requirements are required to be met, the structure would need to be moved 8 feet south into the pond slope and would require significant grading and potential retaining wall construction within the pond footprint. The preferred building location maintains an 8-foot sidewalk between the structure and truncated domes on the platform , which meets accessibility requirements. Summary The G Line North Operator Facility will provide restroom and break facilities for Metro Transit bus operators. The building is proposed to be located on Market Place Drive on a parcel owned by the City of Little Canada. A variance from the City’s required building setbacks is requested to allow the building to be located with a two-foot setback from the north property line. The variance would reduce impacts to the City’s existing drainage pond and would not negatively affect the use of the street right-of-way next to the building. The G Line project team is committed to working with the City of Little Canada to ensure the proposed building design meets all applicable requirements. The proposed location and associated variance request appear to offer the best solution for both the City and Metro Transit, and we respectfully request the City’s approval of a setback variance for the building.
