NORTHWEST ASSOCIATED CONSULTANTS, INC.
4800 Olson Memorial Highway, Suite 202, Golden Valley, MN 56422
Telephone: 763.231 .2556 i'acitimile: 783,231.2561 planners 'inacolanning,cern
MEMORANDUM
TO: Little Canada Planning Commission
FROM: Stephen Grittman
DATE: January 11, 2005
RE: Little Canada — Zoning Ordinance Amendments
FILE NO: 758.10 - 05.01
This memo transmits proposed zoning ordinance amendments that are intended to re-
establish the link between motor vehicle sales as allowed in the B -2 Zoning District and
the 1 -1 Zoning District. When the City revised the B -W District recently, a link between
the B -2 and 1 -1 Districts was eliminated, with the result that motor vehicle sales is not
technically allowed in the 1 -1 District, even though a number of licenses have been
issued for this activity.
The amendment also creates an allowance for indoor motor vehicle sales in the 1 -1
District. This clause would establish a Conditional Use Permit to allow for sales offices
without the need for an outdoor sales lot. It is the outdoor sales lot that has been the
source of most of the City's problems with motor vehicle sales in the past.
pc: Kathy Glanzer
Steve Westerhaus
Lee Elfering
Greg Schroeder
