Top -of- the -line equipment serves to create a respected forum to attract top players and inspire committed involvement by skilled amateurs and newcomers. We will host tournaments for men and women in the cue sport disciplines of pool and snooker. We will regularly stage local pool tournaments for play by beginners and skilled amateurs, promote men's and women's leagues, and host teaching clinics by local and national champions to promote the sport and improve playing skill. Alriffi Billiards will promote the public welfare by providing an upscale cue sport venue for beginners and skilled amateurs, and by promoting local and regional tournaments. Alriffi Billiards will not contribute to additional traffic congestion 1) because of the new configuration of the Market Place Shopping Center access road, and 2) because the peak business hours of Alriffi Billiards are in the evenings when most of the other tenants of the Shopping Center are closed. Safety from fire and other danger issues are addressed by the building's construction and sprinkler system, and the watchful diligence of the tenants, including Alriffi Billiards. Security is always a concern, and Alriffi Billiards --will-be-vigilant -in-its-promotion-of-proper-behavior in .the billiard _room, .enforcing curfew laws, and in its efforts to ensure proper decorum of all its patrons. Alriffi Billiards will be diligent in keeping order in the parking lot by discouraging loitering and otherwise maintaining order among its customers. The conditional use permit for Alriffi Billiards would most assuredly not injure or detract from the use of neighboring property or from the character of the neighborhood because of the attractive design of the premises, the overall professional attitude of its on- site owner /operator and its employees, and because the customers of Alriffi Billiards will by- and -large be serious cue sport competitors. Although we invite and encourage casual players to come in for an afternoon or evening out to enjoy their favorite cue sport, we will expect all of our customers to conduct themselves as ladies and gentlemen, and our younger patrons will be guided to conduct themselves accordingly. The location of Alriffi Billiards in the Market Place Shopping Center is serviced by adequate public facilities, such as streets, sewers, water lines, etc.
