The accessory building or shed is screened from the view of the public <br />street with fencing and /or landscaping. <br />ii. The architectural appearance of the accessory building is reasonably <br />coordinated with the principal structure. <br />iii. Placement of the accessory shed shall not detract from the appearance of <br />the streetscape and shall be consistent with the character of the <br />neighborhood. <br />iv. The accessory building complies with all other provisions of this section. <br />v. The provisions of Section 921 of the Zoning Ordinance are considered <br />and met. <br />In addition, such buildings may not occupy more than 10 percent of the rear yard, and <br />the applicant must remove any existing accessory sheds on the property (the site plan <br />shows no such sheds). <br />As proposed, the project appears to meet the intent and conditions of the zoning <br />ordinance. The parcel is nearly two acres in size, and the proposed building would <br />have limited visibility from LaBore Road. <br />Summary and Recommendation <br />The proposed garage construction appears to meet the requirements of the zoning <br />ordinance. Although the building is in front of the principal building, the garage is set <br />back more than 130 feet from the street, and should meet the standards established for <br />such proposals.
