The accessory building or shed is screened from the view of the public
street with fencing and /or landscaping.
ii. The architectural appearance of the accessory building is reasonably
coordinated with the principal structure.
iii. Placement of the accessory shed shall not detract from the appearance of
the streetscape and shall be consistent with the character of the
neighborhood.
iv. The accessory building complies with all other provisions of this section.
v. The provisions of Section 921 of the Zoning Ordinance are considered
and met.
In addition, such buildings may not occupy more than 10 percent of the rear yard, and
the applicant must remove any existing accessory sheds on the property (the site plan
shows no such sheds).
As proposed, the project appears to meet the intent and conditions of the zoning
ordinance. The parcel is nearly two acres in size, and the proposed building would
have limited visibility from LaBore Road.
Summary and Recommendation
The proposed garage construction appears to meet the requirements of the zoning
ordinance. Although the building is in front of the principal building, the garage is set
back more than 130 feet from the street, and should meet the standards established for
such proposals. Planning staff recommends approval of the Conditional Use Permit.
Pc: Kathy Glanzer
Steve Westerhaus
Lee Elfering
Greg Schroeder
Susan and Carl Nelson, 762 LaBore Road, Little Canada, MN 55117
