MINUTES <br />PLANNING COMMISSION <br />APRIL 14, 2005 <br />Duray asked about the existing billboard. Klein stated that Hillcrest has <br />not yet determined what it will do with the billboard. If the lot remains <br />undeveloped, the billboard will continue to exist. However, if the lot is <br />developed, the billboard would be removed. Klein indicated that Hillcrest <br />has a 10 -year lease with the billboard company and is in approximately the <br />5"' year of that lease. <br />Duray pointed out that this property is very visible from the freeway; <br />therefore, the City wants to ensure that the property is developed in such a <br />way as to complement the City. Duray asked for Klein's comments on the <br />City Engineer's report. <br />Klein reported that many of the comments are relative to future <br />development of the site. Klein presented additional survey information for <br />the adjacent property corner that the Engineer requested in his report. <br />Klein indicated that Hillcrest's engineer has begun working on the items <br />raised by the City Engineer. <br />Klein reported that the lot proposed to be subdivided is 130,000 square <br />feet in size. The proposal is to subdivide this vacant land into two lots, <br />one being 90,000 square feet in size and the other 40,000 square feet. <br />Klein reported that these lots meet the City's minimum requirements, and <br />Hillcrest has reviewed the City's setback requirements for these lots. He <br />presented a concept diagram showing how the properties could be <br />developed in compliance with all ordinance requirements. <br />Duray asked the potential use of the smaller lot. Klein indicated that the <br />smaller lot would be desirable for a high - visibility business, and pointed <br />out that they are showing a 10,500 square foot building on the concept <br />diagram. Klein noted that any development proposal would be subject to <br />a full site plan review to ensure compliance with the City's ordinance <br />requirements. <br />Weihe asked for an example of the type of business that would locate in <br />the I -P District on a property that is 40,000 square feet in size. The City <br />Planner suggested that an office or office /warehouse use would be most <br />likely. <br />Rheaume noted the shared driveway arrangement shown on the concept <br />plan. The City Planner replied that this would be allowed by code subject <br />to a cross- easement agreement. The Planner noted that the concept plan is <br />only an illustration of how the property could develop. <br />Duray asked about Watershed approval. Klein noted that Watershed <br />mproval would be sought at the time a development proposal was made. <br />The City Planner agreed. and noted that grading plans would be sent ro the <br />
