The original developer of the <br />project (Montanari Homes) had discussed a sign for the project, but never finalized <br />approval. The owners' association is now pursuing approval and construction of the <br />proposed sign. <br />The sign being requested is approximately 72 square feet in area, and would not be lit. <br />It shows a dark background with white lettering identifying the name of the development <br />and the addresses of the buildings. The sign location is along the north side of the <br />parking lot, and appears to meet the zoning ordinance requirements for setback from <br />Rice Street. <br />The sign is proposed to be a pylon design, with a 12 foot pylon and an 8 foot tall sign, <br />for an overall height of 20 feet. For the other similar office projects in the community <br />(Blacktern, Tacheny, and Market Town Offices) the City has required a "monument" <br />style design with sign heights between 6 and 10 feet in height. The Architectural <br />Guidelines encourages the use of monument signage, rather than pylon signage <br />commonly found in other commercial sites. <br />Summary and Recommendation <br />Planning staff would recommend that the sign be reduced in height to a maximum of 10 <br />feet. A possible alternative would be a 2 foot high stone base supporting the proposed <br />
