lessen the grade difference. The obstacle with this option is the need to acquire the
easement for the trail and bridge. Based on acquiring a 20 -foot wide trail corridor,
approximately 5040 square feet of permanent easement would be necessary. The
attached sketch shows a possible alignment for the trail and bridge based on the 20 -foot
trail corridor. While there is sufficient room between the homes to allow a 20 -foot
easement, it is very close to both homes. Neither of the property owners have been
approached regarding the easements at this time, therefore we are not certain that they
even could be easily acquired. If the easements could not be acquired, the only other
option would be for the City to buy one or both of the houses at 100 and 101 Yorkton
Ridge, build the trail, and then resell the home. The cost of purchasing either of the
properties would be estimated at approximately $300,000.00 and the ability to resell the
home after the trail was constructed would be greatly dependent on the impact of the
trail construction. The estimate provided assumes that easements could be acquired for
the trail construction.
If you have any questions please call me at (763) 780 -0450.
10062 Flanders Court NE, Blaine, MN 55449 — Ph: (763) 780 -0450 — Fax: (763) 780 -0452
Z: \PROJ \1200116 - Waterworks Trail\Memo- 070705 -Park Board.doo
