Requirements for a simple subdivision are that <br />the proposed lots resulting from the division comply with zoning district standards. The <br />existing 0.6 acre lot has a 150 foot lot width and 175 foot lot depth. The applicant is <br />proposing to split the existing lot straight down the middle so that each resulting lot is 75 <br />feet in width and 175 feet deep. <br />ANALYSIS <br />Lot area and setbacks. Single family lots within the R -1 District are required to be at <br />least 10,000 square feet. The proposed subdivision will result in two lots having <br />approximately 13,000 square feet each, exceeding the area requirement for the R -1 <br />District. <br />There is an existing home and detached garage on the southern half of the subject site. <br />The applicant is proposing to keep the home and garage in their respective locations as <br />they will be compliant with applicable setbacks following the lot split. According to the <br />plans submitted, the existing home sits 15 feet from the proposed lot split line, while at <br />least a 10 -foot setback is required. The plans show that the detached garage is located <br />in the rear side yard and is approximately 7 feet from the side property line to the south. <br />Although the required side yard setback for accessory structures is 10 feet it is assumed <br />
