Hanson <br />www. ci.li ttle- Canada. mn. us <br />MEMORANDUM <br />TO: Mayor Blesener and Members of the City Council <br />FROM: Joel Hanson, City Administrator <br />DATE: July 22, 2005 <br />RE: Rice Street Little Canada Road Redevelopment Actions <br />It is anticipated that we will have a number of actions to take relative to the Rice Street /Little <br />Canada Road Redevelopment Area involving Sherman & Associates. They may include, but <br />may not be limited to the following: <br />Development Agreement Amendment for the Village <br />- Construction Schedule Revisions <br />Allow Conveyance By Metes & Bounds <br />- TIP Guarantee Schedule <br />- Description of Minimum Improvements & Minimum Market Values <br />- Revised Utility Easement over Parcel #2 <br />Revised Right of Entry for the Village for NE corner <br />Approval of DEED Grant Agreement for Contamination Clean-up (Copy Attached) <br />As you know, we will be holding a workshop with George She an on Monday night at 6:00. <br />Drafts of the needed documents should be available at that time (drafts are being prepared by <br />Sherman Associates). I also understand that Mendota Homes will also be attending to talk <br />about the possibility of assuming Parcels 3 & 4 from Mr. Sherman. I believe they will be <br />presenting development concepts at Monday' meeting for you to consider. I have made Mr. <br />Sherman aware of concerns with appropriate development quality. Based upon the results of <br />Monday's workshop, specific actions needed at Wednesday's meeting may become clearer. <br />cc: George Sherman <br />Dave Guerin <br />
