Little Canada,MN 55117 Dear Joel, You requested an overview of our proposed project to be developed on County Rd B East, Little Canada. Our client, Todd Knipping owns the Red Bull franchise for this area. I-Ie is now leasing space at 225 East Roselawn Ave. in Maplewood, MN. It is his intent to build a new distribution center for his company. The building will be approximately 22,000 square feet, 5,000 square feet will be office and 17,000 square feet will be warehouse. He will be the only user of the building. At this time, no outdoor storage will be needed. You asked about the traffic that that would be generated. They will employ approximately 20 -25 people. They will receive 4 -5 semi deliveries per week between Tuesday and Thursday. At the present time they have 12 trucks that leave at 7:00 am and return at 4:00 PM the same day. You asked if we could put together a drawing that would show the building from Ilighway 36 looking southeast. Please see attached drawing. Please note that this is our first concept of the building. As to signage, Mr. Knipping would like a ground monument sign on County Rd B and would also like signage on the north face of the building facing Highway 36. Our client is very excited about this project. This site is very close to his current location which makes this very good for his employees. I believe Mr. Knipping's operation would be very good for the City of Little Canada. Please let me know if any more information is needed for the City Council to make their decision.
