According to Section 903.023 J, each <br />property shall be allowed one curb cut access for each 125 feet of street frontage. <br />The subject property is zoned R -1, Single Family Residential. <br />1. A variance to allow a second curb cut on the subject property. Currently the <br />applicant's have a total of 114 feet of street frontage. A total of 350 feet is <br />necessary for an additional curb cut. <br />Attached for reference: <br />Exhibit A - Site Location <br />Exhibit B - Site Plan <br />Exhibit C - Site Photographs <br />ISSUES ANALYSIS <br />Variance Evaluation Criteria. According to Section 922.010 of the ordinance, a variance <br />from the terms of the ordinance shall not be granted unless it can be demonstrated that: <br />a. Special conditions and circumstances exist which are peculiar to the land, <br />structure, or building involved. <br />(1) Special conditions may include exceptional topographic or water <br />conditions or, in the case of an existing lot or parcel of record, <br />narrowness, insufficient area or shape of the property. <br />(2) Special conditions and circumstances may not be primarily economic <br />in nature. <br />- 2 2 - <br />
