FROM :NRC <br />FAX NO. :9525959837 <br />12/4/05 <br />To: City of Little Canada <br />From: Sean Coatney <br />Brent Thompson <br />Re: Narrative - Coatney Office Warehouse Concept <br />Dec. 08 2005 09:14AM P2 <br />This office warehouse use proposes to build an approximately 15,000sf facility that <br />would face Hwy 36. <br />The building would be built using Fabcon wall panels providing an 20' clear ceiling <br />height inside with a overall building height of 22'. The front would be filled glass and <br />banding that creates street appeal with (6) different entrances allowing for a maximum of <br />(6) different end users. <br />The exterior of use of the project is set up for parking along the front for office users and <br />the rear for deliveries and company vehicles. The rear of the building would have (6) <br />overhead doors and (6) mandoors, The entire grounds would be lighted and the grounds <br />disturbed by construction would be landscaped with irrigation, sod and trees as described <br />to create a site buffer to the rear area. The rear parking area is to be fenced in as to <br />maintain security and privacy for the end users, therefore, trees will surround this fenced <br />in area as to provide additional screening. <br />It is understood that this zoning district only allows 1 O% of the rear area to be used for <br />parking company trucks and trailers. The proposed use would incorporate this accessory <br />use for this project making the end users abide by project covenants and declarations <br />established by the development agreement and association documents approved by the <br />developer and the City. <br />This proposed project has been proven in other cities and has been received highly <br />because the end users are all owners, thus making the maintenance and enforcement of <br />covenants of the site in the hands of more owners versus one owner. <br />Thank you for your consideration in our request. <br />
