We may not be able to make it to the meeting in person and so,
wanted to inform you in advance of our support for their request.
Our home is at 626 Co Rd B2 East which is across the street and one house to the east of Murphy's. We applied for a variance to
install the same type of driveway when we built our home in 1990. We applied for the variance due to concern for safety when
entering traffic on B2 from our property, particularly in the winter months when the grade on the west end of 62 approaching
Edgerton St can cause traction problems during snowy and icy conditions. Our application for the variance was reviewed both by
city staff and Northwest Associated Consultants Inc for merit. The outcome of the review was a recommendation by staff and
consultants to approve the variance request and we proceeded with the permitted construction of our horseshoe driveway in the
summer of 1990.
Since then, many factors have contributed to increased daily traffic on the stretch of B2 East between Arcade and Edgerton streets.
We are now also experiencing additional construction traffic of large vehicles delivering equipment and materials to the new homes
being built on the block. Those currently under construction include one next door to Murphy's at 595 Co Rd B2 E, the model home
currently underway in the new Gervais Hills addition and 11 more homes in Gervais Hills to follow in the near future. It can definitely
be a challenge trying to enter the street on the days when there is a lot of trucking activity due to fill hauling and the arrival and
departure of equipment delivery and concrete trucks on top of the normal residential traffic.
We feel that the Murphy's request for permission to install a horseshoe driveway is reasonable, will not be detrimental to neighboring
properties and will improve safety for their family while exiting their property onto Co Rd B2 East. We appreciate your consideration
Df this matter and hope that the Murphy's request for a driveway variance will be approved by the council as ours was in 1990.
Sincerely,
Mary Ann and Chuck Vermeersch
626 County Road B2 East
Little Canada
ph: 651.490.9451
12/13 /2005
