.Clf CRING S- -ASSO(I -AT.S <br />June 6, 2005 <br />File No. 120002E -0325 <br />Honorable Mayor and City Council <br />City of Little Canada <br />515 Little Canada Road E. <br />Little Canada, MN 55117-1633 <br />RE: GERVAIS HILLS DEVELOPMENT <br />CITY OF LITTLE CANADA <br />Dear Council Members: <br />As requested we have reviewed the final plats submitted for Villas At Little Canada <br />Second and Villas At Little Canada Third. Based upon our review we would offer the <br />following comments. <br />Both plats appear to be in compliance with the requirements with one exception. City <br />ordinance requires that a minimum of a 5 -foot drainage and utility easement be provided <br />along all lot lines. Throughout both plats this is achieved in most cases by granting a <br />drainage and utility easement over all of Lot 11, which covers all area excluding the <br />townhome units themselves. However, in the plat for the Villas At Little Canada Second <br />there is only a 0.63 -foot utility and drainage easement between the lot 10 and the <br />development boundary. The 0.63 foot width only exists for a very short length and is not <br />of great concern as long as no storm water will need to be conveyed through this narrow <br />area. On the Villas At Little Canada Third the 5 -foot minimum is not achieved along Lot <br />1. Although the 5 -foot minimum is not met within the Third Addition plat, it should be <br />pointed out that a 30 -foot wide drainage and utility easement exists adjacent to this area <br />in the Second Addition plat.
