4. Hydrant valves should be placed 2'6" from the hydrant. <br />5. The Mn/DOT storm sewer pipe should be shown in both plan and profile view. <br />Due to the age of the storm sewer pipe the City should require that the storm <br />sewer pipe within the development be replaced with reinforced concrete pipe. <br />This was previously agreed to by the Developer but is not shown in the final <br />plans. The Developer should also provide comment from Mn/DOT as the <br />replacement material and size and document approval from Mn /DOT for the <br />work. <br />6. The water main must be looped thru the entire development up to water main in <br />Viking Drive. This was also a previous requirement that was agreed to by the <br />Developer but is not shown on the final plans. <br />7. It appears the elevations of STM CB -18 are inaccurate. The Developer's <br />Engineer should verify all elevations and submit new corrected plans prior to any <br />construction. <br />8. The City had requested and the Developer had agreed to treat the storm water <br />from Preserve Trail in the west storm water pond. This submittal shows the storm <br />water being directed to the east pond. In working with the Developer on what <br />staff felt was an acceptable wall height east of Preserve Court the high point of <br />Preserve Trail was moved from the intersection of Preserve Court farther to the <br />west. If the City were to require that the original agreement to treat the storm <br />water in the west pond be followed, it would result in the Developer installing <br />longer storm sewer runs at deeper depths to serve Preserve Court. Given that the <br />treatment and ponding requirements for the storm water from Preserve Court <br />would be the same whether directed to the east or west pond, we <br />would recommend that the storm water from Preserve Court be allowed to be <br />directed to the east pond. A benefit of this to the City is less storm sewer to <br />maintain at shallower depths. <br />9. The existing sewer and water service to the house being removed off of Viking <br />Boulevard should be removed and abandoned at the property line. <br />10. The Developer has indicated that the Williams /Magellan pipeline will be lowered <br />to allow for construction of Preserve Court. All relocation requirements and plans <br />should be provided to the City for their review and approval as they may relate to <br />the proposed and future improvements within the right -of -way. <br />Storm Water Calculations <br />1. The drainage area map currently has the existing and proposed areas on the same <br />map. They should be separated into two exhibits and contours should be <br />included. The boundaries for the subcatchments appear to be the same for the <br />existing and proposed conditions. However, the HydroCAD results have different <br />areas listed for the two conditions. Any discrepancies should be resolved. In <br />addition, the proposed boundary for Subcatchment Dev -North appears to be <br />inaccurate. The boundary is shown as the north edge of the roadway. The <br />grading plan indicates that the front of the houses and the driveways will drain to <br />the roadway. <br />2. The time of concentration appears low for the Ex -North Subcatchment. The area <br />is larger than some of the other Subcatchments; however the time of concentration <br />is lower. This should be reviewed and corrected or documentation provided as to <br />the shorter time. <br />6 <br />
