approve or decline a request for a variance to construct a storage garage as it may <br />determine in its sole discretion. <br />Section 2. All structures constructed or placed on the Property shall be <br />totally completed on the exterior thereof within twelve (12) months after commencement <br />of construction. All driveways shall also be completed within twelve (12) months after <br />commencement of construction. All landscaping shall be completed within six (6) <br />months of the issuance of the Certificate of Occupancy. <br />Section 3. No Lot shall be subdivided. <br />Section 4. The minimum square footage (exclusive of garage, basement, <br />open porch or accessory structures) for a single family home to be constructed within <br />The Preserve is: <br />(a) 1,800 square feet for a one (1) story rambler residence; <br />(b) Reserved; <br />(c) 2,400 square feet for a one and one -half (1 1/2) story residence with at <br />least 1,600 square feet on the main floor; and, <br />(d) 2,600 square feet for a two (2) story residence with at least 1,600 square <br />feet on the main floor. <br />Section 5.
