Attached please find the Plan that John and I would <br />appreciate consideration. <br />Basically, we attempted to modify our plan to address the Planning Commission's comments as follows: <br />1. Reduce condominium square footage and increase parking to meet the City Ordinance requirements. <br />a. Total Building Square Footage = 27,885 SF (approximate usable = 23,700 SF) - We will be <br />proposing two story buildings <br />b. Total Parking Stalls = 121 (based on 200 SF per stall — requirement would be 118) <br />2. Add a turn around in the back of the site to better accommodate traffic movements — See revised Concept <br />Plan <br />3. Consider the acquisition of parcels to the south to allow a more complete redevelopment of the area. John <br />will address the potential acquisition issue at the meeting. However, we have provided a larger central <br />parking area along the southern border of the site to allow for efficient development to the south. <br />4. Align parking lot connection to the north to preserve existing parking — See revised Concept Plan <br />If you have any questions or comments, please contact me at 763 - 259 -6668.
