• Site lends itself to screening. <br />• Soils appear to be sandy thereby providing for a better building pad. <br />• There is no principal building on the site. <br />• Removal of outdoor storage use would help clean up the area. <br />• City ownership may facilitate the correction of non - conforming accesses issues <br />and provide for the extension of public utilities to other properties. <br />• Access to /from the site is reasonable for Public Works. <br />The Council will need to make a decision as to our interest in the site. If you believe it the <br />best site for a new Public Works Garage and if MAC Properties is not interested in a <br />voluntary sale, eminent domain may be necessary. In that event, there are a number of <br />procedural requirements that would need to be followed under the direction of the City <br />Attorney. Staff would recommend against a "quick take" as it limits our ability to terminate <br />the proceedings once a value determination is made, especially in the event we do not agree <br />with it. <br />cc: Mike Hangge, McGough Construction <br />2 <br />
