The site is zoned PUD, and is <br />developed with an office /research /manufacturing facility in the north portion of the site. <br />A single driveway provides access from County Road B on the south. The applicants <br />would retain this access, and add a second access road to the east. The site <br />improvements consist of a 85,691 square foot building expansion to the east of the <br />existing building, and new parking facilities occupying the northeast corner of the site. <br />The new driveway would create a full looped road through the site. <br />The site development plans indicate that following the addition, the property will have <br />383 parking spaces. The applicant has provided a breakdown of the space, and <br />generated a parking demand based on the historical usage of the site, and expected <br />use of the new building. Due to the relative isolation of the site, it will be important that <br />the site has adequate parking since no overflow would be available. <br />In addition, a future phase building addition is shown on the plan. No parking plans are <br />provided for that phase. It would be beneficial to provide for a potential additional <br />parking area in the event the current parking supply does not match the actual demand. <br />Grading to accommodate the building and new road is extensive. The City Engineer <br />has provided a review of the plans and has made several comments related to storm <br />water control and utility requirements. In addition, comments related to parking lot <br />construction, including curb, have been incorporated into the Engineer's report. <br />No landscaping plans have been submitted with this package. The Zoning Ordinance <br />requires that full landscaping plans are included for PUD applications. In addition, the <br />
