.USCRING ,ASSOCI-AT.S <br />TRUMAN <br />August 4, 2005 <br />File: 120054E -0240 <br />Honorable Chair and Planning Commission <br />City of Little Canada <br />515 Little Canada Road East <br />Little Canada, MN 55117 -1633 <br />RE: ST JUDE WOODRIDGE EXPANSION <br />CITY OF LITTLE CANADA <br />Dear Planning Commission Members: <br />As requested, we have reviewed the submittal package for the proposed St. Jude <br />Woodridge Expansion located in between County Road B and Highway 36. The <br />submittal documents were prepared by Sunde Engineering, PLLC and are dated July 25, <br />2005. Based upon our review we would offer the following comments. <br />Preliminary Plan <br />1. As shown there is no storm water treatment prior to discharge to the existing <br />wetland located within the site. If this wetland was not created for ponding <br />purposes, an additional pond will be needed for storm water treatment and /or <br />rate control. In any event, the post development runoff should equal or be <br />less than the existing runoff from the site. Storm water calculations should be <br />provided to verify that this requirement is met. Submittals should include <br />drainage area maps, ponding calculations, and storm sewer pipe sizing <br />calculations. <br />2. It is unclear if the drive access will be crowned or if runoff will sheet to one <br />side. It would be our recommendation that the drive access be crowned and <br />additional catch basins added to provide drainage. <br />3. Back to back parking stalls with the lot should be a minimum of twenty feet in <br />length. Drive aisles and parking stalls should be dimensioned to ensure <br />adequate widths and depths. The location of handicap stalls should also be <br />shown and should meet ADA requirements. <br />4. Curb should be installed around all parking areas and along the drive way <br />access. The elevation of the top of the curb should be shown at all corners <br />and radii of the access road and parking lot. <br />5. The fire chief should verify the proposed hydrant locations for coverage. <br />Based on the layout provided, it appears that it may be beneficial to add or <br />relocate proposed hydrants closer to the building. <br />6. No additional sanitary sewer service is shown for the proposed addition.
