The total <br />garage space is 1,224 square feet, 36 feet in width, and 34 feet in depth. The garage <br />building is attached to the side of the structure, and extends only a few feet forward of <br />the house toward the street. The back wall is even with the back wall of the house. As <br />a result, the design of the structure appears to be part of the house without being out of <br />scale. <br />The City requires a Conditional Use Permit for any garage building of more than 1,000 <br />square feet. The purpose of the CUP is to ensure that over -sized garages do not cause <br />problems with building scale, or encroach on open space on the proposed site or for <br />neighboring property. As noted for this application, the garage appears to fit well with <br />the house, and will still allow for a side yard setback of more than 15 feet, double the <br />required 7.5 foot setback. All site dimensions appear to exceed the requirements of the <br />Zoning Ordinance. <br />The City further examines oversized garages to be certain that the purpose of the <br />garage is for personal residential storage only, and that no business will be operated out <br />of the building. In this case, the applicant has supplied a list of personal equipment that <br />they is necessitating the larger garage space. The list includes personal automobiles, <br />recreational equipment, and tools. Also included are welding equipment. It should be <br />clarified that this equipment is for personal use only, not business. <br />
