MIN UTES <br />PLANNING COMMISSION <br />APRIL 8, 2004 <br />It was noted that Patrick Collova, adjacent property owner, has submitted <br />a letter expressing concern that his property will be landlocked by this <br />development. <br />Barraclough recommended approval of the Preliminary Plat for Collova <br />Estates subject to compliance with all conditions imposed by the City <br />Planner, City Engineer, and City Staff, subject to resolution of the <br />landlocking issue raised by Patrick Collova, and further recommending <br />approval of the Rezoning from Single- Family Residential (R -1) to <br />Medium- Density Residential (R -2) at the time of Final Plat approval. <br />Motion seconded by Knudsen. <br />Motion carried 6 — 0. <br />REZONE TO The City Planner indicated that the City's Booster Station property <br />PUBLIC — located on County Road B is zoned Single - Family Residential (R -1). <br />BOOSTER The proposal is to rezoning this property to Public (P) to bring the <br />STATION zoning into compliance with the actual use of the property. <br />PROPERTY <br />ICeis recommended approval of the Rezoning of the City's Booster Station <br />property from Single - Family Residential (R -1) to Public (P). <br />Motion seconded by Rheaume. <br />Motion carried 6 — 0. <br />AMENDMENT The City Planner reviewed a proposed amendment to the Zoning Code <br />TO ZONING which clarifies the public uses in both the Planned Unit Development <br />CODE FOR (PUD) and Public (P) Zoning Districts. The Planner noted that the <br />PUD AND P existing language in the Public District is somewhat ambiguous, and the <br />DISTRICTS proposed amendment provides for a clearer interpretation. The <br />amendment also clarifies that public buildings are not allowed uses in the <br />Planned Unit Development District. <br />Duray recommended approval of the Ordinance amending Chapters 920 <br />and 915 of the Little Canada City Code, known as the Zoning Ordinance, <br />by providing for allowable public uses in the Public and Planned Unit <br />Development Zoning Districts. <br />Motion seconded by Weihe. <br />Motion carried 6 — 0. <br />
