MIN UTES PLANNING COMMISSION APRIL 8, 2004 It was noted that Patrick Collova, adjacent property owner, has submitted a letter expressing concern that his property will be landlocked by this development. Barraclough recommended approval of the Preliminary Plat for Collova Estates subject to compliance with all conditions imposed by the City Planner, City Engineer, and City Staff, subject to resolution of the landlocking issue raised by Patrick Collova, and further recommending approval of the Rezoning from Single- Family Residential (R -1) to Medium- Density Residential (R -2) at the time of Final Plat approval. Motion seconded by Knudsen. Motion carried 6 — 0. REZONE TO The City Planner indicated that the City's Booster Station property PUBLIC — located on County Road B is zoned Single - Family Residential (R -1). BOOSTER The proposal is to rezoning this property to Public (P) to bring the STATION zoning into compliance with the actual use of the property. PROPERTY ICeis recommended approval of the Rezoning of the City's Booster Station property from Single - Family Residential (R -1) to Public (P). Motion seconded by Rheaume. Motion carried 6 — 0. AMENDMENT The City Planner reviewed a proposed amendment to the Zoning Code TO ZONING which clarifies the public uses in both the Planned Unit Development CODE FOR (PUD) and Public (P) Zoning Districts. The Planner noted that the PUD AND P existing language in the Public District is somewhat ambiguous, and the DISTRICTS proposed amendment provides for a clearer interpretation. The amendment also clarifies that public buildings are not allowed uses in the Planned Unit Development District. Duray recommended approval of the Ordinance amending Chapters 920 and 915 of the Little Canada City Code, known as the Zoning Ordinance, by providing for allowable public uses in the Public and Planned Unit Development Zoning Districts. Motion seconded by Weihe. Motion carried 6 — 0.
