The <br />age and overall condition of the present lighting makes this building an excellent candidate for <br />retrofitting. <br />The proposal received includes replacement of ballasts and lamps in 5 I florescent tube fixtures as <br />well as 2 incandescent fixtures on both levels of the building. In addition to these energy saving <br />improvements, the proposal also includes replacement of all lenses on the fixtures in the rental hall <br />portion of the building. (All are either extensively discolored or cracked and broken.) <br />Total cost for the project is $2,007, which includes both the standard Xcel Energy rebate plus a 30% <br />bonus rebate that is in effect from 4/1/04 through 10/31/04_ The annual operating cost savings <br />identified in the audit is $767. The total payback time is 31.4 months. <br />Although this expenditure is not currently budgeted, I would recommend proceeding with the project <br />as soon as possible in order to take advantage of the current bonus rebate being offered by Xcel <br />Energy. <br />
