• The building may be constructed on two levels, and the exterior appearance of the <br />building shall be of a quality meeting or exceeding Little Canada City Hall. <br />• RWMWD shall include at least one representative designated by the City to serve on <br />RWMWD's building committee. <br />• The design of the building shall be subject to architectural review by the City. The final <br />design shall be approved by the City Council prior to bidding the project. Said approval <br />• shall not be unreasonably withheld as long as the final design is consistent with the <br />original concept that was discussed at the public hearing mentioned in the first bullet <br />point. <br />• Outdoor storage will not be permitted other than parking of RWMWD vehicles. The <br />vehicles to be parked shall consist of automobiles or pick -up trucks of no greater than <br />3/4 -ton design. The parking of RWMWD vehicles may occur in designated parking <br />spaces as required by Little Canada Zoning Ordinances. The spaces used for parking of <br />RWMWD vehicles shall be screened from view of the public right -of -way to the <br />maximum extent possible. <br />• RWMWD acknowledges that City has advised them that at least a portion of the site has <br />filled. As a result, RWMWD shall bear any and all responsibility associated with any soil <br />corrections or environmental remediation that may be necessary. The City is not aware of <br />the presence of any hazardous materials on the site. <br />• RWMWD shall be allowed to access the site to conduct any investigations it deems <br />appropriate, including but not limited to site surveys, soil borings, and any environmental <br />analysis with said access subject to restoration of the site to its previous condition within <br />ten days of any disturbance. <br />• RWMWD acknowledges that the property in question is zoned Public "P" by the Little <br />Canada Zoning Code. In the event that RWMWD ceases to exist or no longer occupies <br />the property for any reason, the re -use of the site shall be subject to approval of the City <br />of Little Canada to ensure neighborhood compatibility. A deed restriction memorializing <br />this provision shall be recorded against the property. <br />• RWMWD will provide on -going educational programs that promote environmental <br />stewardship and sensitivity. Said programs may incorporate site design characteristics of <br />the property as well as any opportunities afforded given the property's proximity to <br />Gervais Mill Park. <br />Sincerely, <br />Joel R.
