However, other layout <br />options have been explored, and it is their feeling the layout proposed is <br />the best one for the site. <br />Rheaume asked about the facade of the building. Mathern described the <br />exterior materials, noting that the fronts and backs of the buildings will be <br />identical. John Clem, Mendota Homes, described the exterior materials <br />that consist of varying colors of brick, stucco, and split -face block. Clem <br />also described the fenestration that is proposed for the building fronts. <br />The City Planner indicated that he likes the architectural concept <br />proposed, but would like to see more detail. <br />Knudsen noted that Mathern's argument that these businesses cannot <br />afford two foyer areas is exactly what the one building will end up with <br />given the fact that there is parking lot on both sides of the building. <br />Clem felt that moving the one building along Middle Street as suggested <br />by the City Planner will result in road access onto Market Place Drive <br />which will interfere with the transit hub. <br />Barraclough noted that this is the first redevelopment project that will <br />occur in this area, and he would like more information on the architectural <br />detail so he knows exactly what he is voting for. Clem again stated that <br />the exteriors would be brick, stucco and rock face block with a mix of <br />different colors. <br />Knudsen felt that the buildings would be pulled toward the street. He <br />suggested that if the City allows more of what it already has, it would be <br />difficult to get any change. <br />Mathern stated that their concern is the nature of the site and where traffic <br />will be coming from. Mathern felt that pulling the buildings to the street <br />cheats the site and the small to medium business owners who will be <br />buying these offices. Knudsen again pointed out that the building <br />placement as proposed does not avoid the problem of two foyer areas. <br />Even if one of the parking lots is designated as employee parking, <br />customers will park there and enter the offices from the opposite side. <br />Mathern felt that the site could be signed in such a way as to direct traffic <br />into the proper parking lots. <br />Duray stated that his concern was for compliance with the City's <br />redevelopment guide and the fact that compliance has been required of <br />- 7 - <br />
