Hanson <br />Since the last Council meeting, staff has been gathering information relative to the above issues. <br />Here is what we have learned: <br />Public Works Building Considerations: <br />Space Needs: In the report prepared by Jeffrey Oertel dated October 25, 2000, he <br />estimated our building space needs at 10,580 square feet. (Our current building is 7,200 square <br />feet in size.) If we turned over our water system to St. Paul Regional Water, we would estimate <br />a reduction in space needs of only 300 square feet, or the equivalent of one pickup and the meter <br />room. While turning over the water system should result in substantial staff utilization in this <br />area, we are not able to eliminate the need for much equipment due to our other maintenance <br />responsibilities involving sanitary sewer, storm sewer, and streets. Therefore, a new building <br />needs to be constructed at about 10,000 square feet in size. (I have attached the Oertel Space <br />Needs Summary Page from his report.) <br />Site Alternatives: The Public Works Director has identified four possible sites that <br />should be of sufficient size to accommodate a new 10,000 square foot building. Three of the <br />sites have existing structures on them and would need to be redeveloped. We do not believe any <br />of these sites are currently available. Soil corrections may also be an issue. <br />Staff does not feel the land across from the City Center is a good location for Public <br />Works. One reason is this site could only house a satellite facility. Another reason is outdoor <br />storage would not be compatible with the neighborhood. Lastly, we believe efficiencies will be <br />lost by not have all of the equipment at the same location. <br />Taxes payable on these sites range from $3,800 to about $10,000 a year including the <br />State Business Property Tax and school referendum levies. <br />
