MINUTES <br />PLANNING COMMISSION <br />FEBRUARY 12, 2004 <br />Mendota Homes' Little Canada Office Project, Option #3, subject to <br />compliance with the recommendations of the City Planner and City <br />Engineer and subject to additional architectural enhancement to the backs <br />of both buildings. <br />Motion seconded by Wojcik. <br />Motion carried 4 — 1. Duray voted against. <br />AMEND CUP Mr. Mac Groholski, Precision Tree, appeared before the Commission <br />& VARIANCE - requesting a Variance to allow additional outdoor storage in excess of <br />50 S. OWASSO Code limitations and an Amendment to Conditional Use Permit to <br />BLVD. — modify the site plan for 50 S. Owasso Blvd. to reflect additional outdoor <br />PRECISION storage as well as accessory structure for wood - burning heating system. <br />TREE Groholski pointed out that the triangular shape of his property makes it <br />difficult to work with. Groholski noted his outdoor storage needs given <br />the fact that Precision Tree recycles wood products on site. <br />Keis pointed out the original site plan that was approved for this property <br />and the fact that this site plan has not been adhered to. The property is <br />zoned Industrial Park (I -P) which allows only a limited amount of outdoor <br />storage. Keis indicated that Precision Tree is exceeding the amount of <br />outdoor storage they were initially allowed and are now asking to exceed <br />that amount by ten times the original approval. Keis pointed out the City's <br />efforts to limit outdoor storage to keep the area clean. He also noted that <br />the City has received a written complaint about the smell coming from the <br />wood burning heating source. <br />Groholski indicated that the smell is similar to wood burning in a wood <br />stove. Groholski pointed out that there are wood burning stoves all over <br />the City. He indicated that there may be smoke at times given that he <br />burns green wood and there is steam coming from this wood. <br />Duray asked if the woodpiles are considered outdoor storage in addition to <br />the equipment being stored on the property. The Planner replied that that <br />was correct. <br />Barraclough reported that he visited the property this afternoon and <br />viewed the various pieces of equipment and other storage on the property. <br />Barraclough reported that Mr. Groholski's son had indicated that some of <br />this equipment would be removed from the property. He had also <br />indicated that the long -term plan is to construct a storage another building <br />on the site. <br />-5- <br />
