As part of the replatting of the <br />property, the vacation of a segment of 5h Avenue has also been proposed. <br />A primary purpose behind the applicant's desire to plat the site's wetland as an outlot is <br />to ensure its long -term existence. No new building sites are therefore proposed as part <br />of the subdivision. <br />The subject property is zoned R -1, Single Family Residential. <br />ISSUES ANALYSIS <br />Lot Area. The applicant is proposing to subdivide the 6.8 acre property into a 1.5 acre <br />lot and 5.3 acre outlot. Generally speaking, the outlot overlays the area of the site <br />consumed by wetland while the upland area comprised proposed Lot 1. At 1.5 acres in <br />size, Lot 1 exceeds the minimum area requirement of the R -1 zoning District. <br />
