Summary and Recommendation
The PUD appears to be in order, based on the City's zoning requirements and
Comprehensive Plan for the area. The one comment would relate to the layout of the
eight -unit building, and any additional effort that might decrease the exposure of parking
lots to the street. Also noted would be the landscaping plan issues highlighted in this
report, including the following:
• Landscaping along the south building line, and /or south property line.
• Landscaping along the east building line
As noted in the report, plat information is missing from the submission. Because the
City will want to review the layout of the plat, and the various restrictions affecting
basement use in the association documents, Planning staff recommends the following:
1. Approval of the Architectural design, subject to the comments related to
landscaping in this report.
2. Approval of the Planned Unit Development permit, subject to the site planning
and landscaping comments above, subject to the comments of the City
engineer, subject to approval of the Final Plat, and subject to approval of the
association documents by the City Attorney.
3. Tabling action on the Preliminary and Final Plats until the next scheduled
meetings to permit the applicant an opportunity to submit plat documents for
review.
pc: Kathy Glanzer
Steve Westerhaus
Lee Elfering
Greg Schroeder
John Mathern, Mendota Homes, 2345 Rice St., Ste 209, Roseville, MN 55113
