As part of the planning <br />commission recommendation, the maximum driveway grade that would be allowed was 5 %. <br />The property owner has requested that the maximum driveway grade be increased to 10 %. <br />From the topography on -site, it appears the driveway will slope down away from the street when <br />constructed. This will require that the driveway be constructed in a manner to ensure that the <br />street drainage will remain in the street and not be directed down the private driveway. In <br />addition, the builder will need to construct the driveway to prevent directing the driveway runoff <br />back into the garage or house. However, these are separate issues that will need to be <br />addressed when a building / grading plan is submitted. In regards to the request for a maximum <br />of a 10% driveway grade, upon review of the City ordinances and a site visit to the property, it is <br />our recommendation that the request for the 10% maximum driveway grade be approved. <br />However, any parking areas to be created upon this driveway can not exceed a 5% grade as <br />prescribed by City ordinance. <br />If you have any questions regarding the review or recommendation presented in this letter, <br />please feel free to call. <br />Sincerely, <br />Howard R.
