Hanson <br />It is my understanding that Ms. Mary Forbes is seeking approval of a lot split of a parcel at 601 East <br />County Road B2. The proposed parcels will have a 6 -foot wide drainage and utility easement along the <br />side lot lines and a 10 foot wide drainage and utility easement along the front (County road B2) lot line. <br />Staff has reviewed City of Little Canada existing sanitary sewer and water system maps of this area. Based <br />on this review, staff has determined that we do not have any City of Little Canada sewer or water <br />infrastructure within the build -able area of the proposed parcels. A Metropolitan Council Sanitary <br />Interceptor Sewer passes through these parcels within the 20 foot identified easement near Lake Gervais <br />(north) end of these parcels. Since this sewer easement is also within the minimum 75 -foot lalceshore <br />setback width, it should not impact the build -able area of the proposed parcels. <br />Based on the contour lines provided, it appears that surface drainage from parcel A will flow to and across <br />parcel B. A retaining wall and /or additional drainage control measures will have to be constructed within <br />the 12 -foot wide drainage and utility easement (6 foot drainage and utility easement along the east side of <br />parcel A and a 6 foot drainage easement along the west side of parcel B) to control surface water from <br />flowing into the existing pool area (see attached sketch). When parcel A is developed, the retaining wall <br />and /or additional drainage control measures should be included with the building design. <br />Based on the above, staff recommends approval of this subdivision subject to the submittal of a <br />surface water drainage plan with the building design when parcel A is developed. <br />Cc: Ms. Mary Forbes, 601 East County Road B2, Little Canada, MN 55117 <br />Il: \GregS \Correspondence \Greg S 2004 \Forbes Subdivision.doc <br />
