CITY OF LITTLE CANADA, MINNESOTA <br />Ordinance No. <br />493 <br />AN ORDINANCE AMENDING SECTION 903.060, SUBD. D AND SECTION 903.050, <br />SUBD. H. OF THE LITTLE CANADA ZONING ORDINANCE BY REVISING <br />PARKING STANDARDS FOR CERTAIN USES, AND ESTABLISHING A PROCESS <br />FOR PROOF -OF- PARKING BY CONDITIONAL USE PERMIT. <br />THE CITY COUNCIL OF THE CITY OF LITTLE CANADA HEREBY ORDAINS: <br />Section 1. <br />Section 903.050, Subd. D.1. is hereby amended to read as follows: <br />903.050, Subd. D.1. <br />1. Floor Area. Except as hereinafter may be provided, the term "floor area" for the <br />purpose of calculating the number of off - street parking spaces required shall be <br />determined by one of the two following methods: <br />a. The exterior floor area dimensions of the buildings, structure or use times the <br />number of floors, minus ten (10) percent; or <br />b. The actual square footage of the individual interior uses of the building or <br />structure, as determined by the City Council. <br />Section 2. <br />Section 903.050, Subd. H. is hereby amended by adding the following: <br />903.050. H. 30. <br />30. Proof of Parking. The City Council may approve a reduction in the actual number <br />of spaces to be constructed accessory to any use by the approval of a Conditional <br />Use Permit, per the requirements of Section 921.030 of the Little Canada Zoning <br />Ordinance. A Conditional Use Permit for such a reduction shall be allowed only <br />where an applicant can demonstrate the following: <br />a. The demand for parking actually needed by the proposed use will be less <br />than 90% of the requirement which applies under this Ordinance; <br />b. Based upon an appropriately designed site plan the required number of <br />spaces may be constructed at some future date on the subject site in full <br />
